Deed studies are simply research done to determine if there is a problem in the documentation of a parcel of land. The abstract of title (deed search) is such a study done for a specific time period to determine proper title to the land. A surveyors deed study will usually cover the land from its inception to present day. The surveyors deed study is to determine the description of the property. A deed study will NOT give any indication of problems that may exists between the documentation and what is actually out on the ground |
